Central Air in a House Without Ducts: Options and Cost

HVAC installer shows a homeowner options for central air without ductwork in an older home.

Getting central air without ductwork usually means one of three things: adding new ducts plus a central AC for about $9,000 to $16,000, installing a ductless mini-split system, or choosing a small-duct, high-velocity system for about $3,500 to $15,000 or more, according to HomeGuide. Which one wins depends on your home’s layout, how many rooms you need to cool and whether you also want heat.

Below, we compare the costs and trade-offs of each option, explain when new ducts make sense and show how rebates can change the math. Information checked on November 4, 2026.

Central air without ductwork: options compared

OptionTypical installed costBest for
New ductwork + central AC$9,000–$16,000Homes with attic or basement space for ducts
Ductless mini-split AC$10,000–$25,000Room-by-room cooling, additions, older homes
High-velocity (small-duct) system$3,500–$15,000+Older homes with little room for full-size ducts
Window AC units$300–$1,100 eachCooling one or two rooms on a budget

Option 1: Add ductwork and a central AC

If your attic, basement or crawl space has room, then new ducts let you install a standard split system. HomeGuide puts new ductwork at $2,400 to $6,600, while Fixr reports $1,400 to $6,000 for homes that don’t have ducts yet. Angi, meanwhile, lists $3,000 to $7,500 for about 300 linear feet. Together with the AC, HomeGuide puts the total at $9,000 to $16,000.

The upside is that a ducted system cools the whole house from one outdoor unit, and you can pair it with a furnace or a heat pump later. However, duct design matters: ENERGY STAR says typical duct systems lose 20% to 30% of the air that moves through them, so ducts in an attic should be sealed and insulated.

Option 2: Ductless mini-splits

Ductless mini-splits connect one outdoor unit to wall, ceiling or floor units in each zone, so no ducts are needed. HomeGuide lists $10,000 to $25,000 installed for a ductless AC system, depending on the number of indoor units. Fixr, by contrast, starts at about $1,000 for a single small zone and reaches $14,500 or more for larger systems.

As a result, mini-splits are often the simplest choice for older homes, additions and garages. In addition, many mini-splits are heat pumps, so they can heat as well as cool. See our mini-split cost per zone guide and our comparison of ducted vs ductless heat pumps for details.

Option 3: High-velocity small-duct systems

Small-duct, high-velocity (SDHV) systems use compact, flexible tubing instead of full-size ducts, so installers can thread them through walls and ceilings with less demolition. HomeGuide puts them at $3,500 to $15,000 or more with installation. It also says they are quieter, more efficient and remove more humidity than traditional HVAC units.

What affects the cost of central air without ductwork?

  • Home size and layout: in general, more rooms mean more indoor units or longer duct runs.
  • Access: open attics and basements keep labor down, whereas finished ceilings and plaster walls raise it.
  • Electrical work: older panels may need an upgrade to handle a new system.
  • Heating needs: if you also want heat, a heat pump can do both jobs and may qualify for rebates.
  • Permits: HomeGuide says permits for new HVAC installations with ductwork cost $250 to $1,500.

Rebates and tax credits in 2026

The federal Energy Efficient Home Improvement Credit ended for equipment installed after December 31, 2025, according to the IRS. However, if you choose a heat pump instead of a standard AC, the federal HEEHR rebates (formerly HEAR) may help in states that have launched them. They pay up to $8,000 for a heat pump for income-qualified households, although since May 29, 2026 only when the heat pump replaces existing electric equipment. Also check the ENERGY STAR rebate finder for utility offers.

How to choose central air without ductwork

  1. First, ask a contractor whether your attic, basement or crawl space can fit ducts without major demolition.
  2. Next, get a room-by-room load calculation so each zone or duct run is sized correctly.
  3. Then price at least two options, such as new ducts plus a heat pump versus a multi-zone mini-split.
  4. Also compare the total cost, including electrical work, permits and wall repairs.
  5. Finally, check heat pump rebates before you decide, since they can flip the math.

Central air without ductwork: FAQ

Can you install central air without ductwork?

Not a traditional central AC, because it needs ducts to move air. Still, you can add new ducts, or you can choose a ductless mini-split or a high-velocity system instead.

Is a mini-split cheaper than adding ductwork?

For one or two rooms, usually yes. For a whole house, however, HomeGuide’s ranges overlap: $10,000 to $25,000 for a ductless system versus $9,000 to $16,000 for central AC with new ducts.

How long does it take to add ductwork?

HomeGuide says an HVAC installation with new ductwork takes 3 to 5 days, compared with 1 to 2 days when the existing ducts can be reused.
